What is a general contractor (GC)?

A general contractor (GC) oversees your new construction, addition, or renovation work from start to finish. It is the GC’s job to work with your architect, if you have one, bid the job, apply for and obtain all necessary permits, hire the subcontractors, and coordinate the work of those subcontractors as they progress through the job to its conclusion.

Why would I pay a general contractor when I can just hire contractors directly?

A general contractor is responsible for all aspects of the job, overseeing and coordinating the efforts of subcontractors. This saves you time, hassle, and money, and also prevents costly mistakes. General contractors have specialty knowledge that the average person does not but, most importantly, they have established relationships with their subcontractors that allow them to work effectively as a team with these personnel. To avoid confusion and prevent mistakes, someone must be responsible for the job overall. That role is best performed by a GC, who serves as the project leader and a final check on quality and detail. General contractors also handle all the legal permit issues that must be addressed, and which vary by township.

What sort of work does Michael Lohman General Contractors do?

We do additions, renovation and restoration work, and new construction. We build pergolas, porticos, bathrooms, master baths, powder rooms, stone work, hardscaping, and decks, up to and including entire houses. Houses are relatively easy to build; restoration work, in which we renovate an entire house from top to bottom, from the floors to the windows, can be much more challenging. We can add space to an existing structure, expand the structure, reconfigure it, or restore a vintage structure to its original condition. There is very little that we and our team cannot do, including working with your architect to bring your vision to fruition. If you don’t have an architect, you can come to us for help. We do large jobs, but we also do small jobs.
